Protect your investment property with an Independent Practical Completion Inspection by Manse Group prior to handover
If you’re building an investment property, that’s almost complete, now is the time to think about arranging an independent final or Practical Completion Inspection (PCI) prior to handover.
The purpose of an independent final inspection by Manse Group is to identify defective or incomplete works and ensure the home is built to the minimum standard for quality and workmanship. Raising any issues before handover gives the builder the opportunity to rectify them and reduces the risk of rental income being interrupted down the track.
The PCI is the homeowner’s last opportunity identify to any defects, incomplete work, or issues that need addressing before the project is handed over. If items are not listed on the final defects list, they are not a formal/contractual defect. It is therefore critical to have a comprehensive inspection completed. We have many clients who are living interstate or abroad and unable to complete their own inspection at this critical time; in many cases they have never visited the build throughout construction.
Ensuring a thorough independent PCI/Final Inspection is performed by Manse Group Building Consultants is protecting the long-term value of your property.
Our easy-to-follow facts-based reports include locations, photos, and references to the required standard that any concerns can be addressed promptly and efficiently.
Addressing defects before handover will help to avoid stress, frustration, unexpected maintenance costs or costly legal disputes in the future.
If your new build is to be an income-generating investment, the PCI inspection and any inspections throughout the build can most likely be classed as a capital cost and worked out in the cost base of the property which will reduce capital gains tax if/when it is sold in the future.
