Selling property in Victoria as an owner-builder?
Manse Group is now completing 137B Owner Builder Reports for vendors in the Geelong and surrounding area.
A Section 137B Owner Builder report is a statutory requirement when an owner builder has completed building work within the 6.5 years prior to selling their property.
The building work may include but is not limited to the construction of a carport, garage, shed, deck, pergola, alfresco area, retaining wall, renovation or extension.
Legally, only prescribed building practitioners including a Registered Building Inspector, Registered Architect, Building Surveyor or Registered Engineer can complete these reports. Registered Builders (DB-U and DB-L) are NOT authorised to complete these inspections and reports under The Building Act 1993.
Our inspections and s.137B Owner Builder Reports are completed by Jay, who is a Registered Building Inspector (IN-U 46798). You can read more about Jay’s experience HERE.
Our booking process is simple, we can usually complete the inspection within 2-4 days, and the report is typically emailed to you (and your solicitor/conveyancer if required) the next business day.
Once the report has been issued, our Building Inspector will be able to answer any follow-up questions you may have.
An Owner Builder Defects Report by Manse Group is more than simply ticking a box within the selling process; it’s a valuable requirement for risk mitigation and transparency for future buyers and their investment.
Our clients have peace of mind knowing they have fulfilled their legal obligations regarding Section 32 documentation.
